Are You Ready For The Real Picture Of Operating A Bed & Breakfast

By: Patti Rob

Staying in a bed & breakfast can be a great way to get away from the daily grind of your life. They are quite cozy too so you will feel more comfortable than staying in a traditional hotel setting. Many people look for bed & breakfast locations when they travel because they have a good reputation. However, there is plenty of work involved in operating a successful bed & breakfast that you need to be aware of.

Owning a bed & breakfast is a huge responsibility and also very expensive to get started. Therefore if you are considering opening this type of business you really need to take your time and research the benefits of it as well as the struggles others have had in this type of business. I don't want to scare you off or anything but I can tell you that if you jump into this business without careful planning you won't be able to make it work no matter how badly you want to.

Research is essential for you to find out if there is a market for a bed & breakfast in your area. It is going to be much easier for you to realize this isn't going to work during the research process, than it is once you have bought the property, decorated it, and no one comes to stay in the bed & breakfast. I know that sounds harsh but you wanted the real picture of the situation right?

If there are other bed & breakfast locations in your area, find out how their business is doing. There may not be room in your area for another business that offers the same services. However, if they have a demand they can't keep up with then you may be able to take on some of the business they have to turn away with your bed & breakfast.

Think about how you will advertise your bed & breakfast so that people know about it. You should put ads in the newspaper and definitely have your information posted online. These days it is the first place people look when they are setting up such reservations. Make sure you post a phone number where they can reach you and plenty of pictures. You are more likely to get people to secure the reservation if they know what they layout of the bed & breakfast is both inside and out.

Don't forget to offer an open house of your bed & breakfast too. This way local people in town can see what you have to offer. They may want to get out of their own house for a romantic weekend. Once they see what you have available they will be more likely to recommend it to people they know traveling to the area as well.

If you are sincere about operating a bed & breakfast you have to be willing to take care of the needs of those that book a room with you. They will have certain expectations that you need to be dedicated to meeting on a regular basis. You don't want bad reviews about your bed & breakfast circulating. Since many people staying there may have to get up early you are also going to have to offer breakfast at a time of morning that you may not be used to. Make sure you carefully evaluate all of these points before you move forward with starting a bed & breakfast.

Be prepared to work hard every day in order to make your bed & breakfast a success. You are going to have to be flexible enough to keep all of your guests happy all the time. Since their needs will vary you never know what your day is going to entail. If you don't like the real picture of what it is going to take to operate a successful bed & breakfast then look for some other type of business to pursue.
